What homebuyers get wrong in San Diego (and how to get it right)
San Diego’s real estate market is one of the most competitive in the country.
Since helping homebuyers all over the county, from downtown condos to coastal family homes, I’ve seen exactly what tends to trip people up.
So, if you’re thinking of buying this year (or even just watching the market), here are 3 common mistakes to avoid:
Mistake #1
Starting without a plan looks like scrolling Zillow at midnight and feeling productive… but it’s not a real strategy. Without clarity on your budget, timelines, financing, and neighborhood fit, you’re just browsing — not making progress.

Mistake #2
Focusing on the house itself, and not the neighborhood, because the granite countertops won’t matter if you dread your commute or don’t like the area.
Buying in the wrong neighborhood, even if the house checks boxes, is one of the biggest regrets I hear.
➡️ Better move: Let’s talk lifestyle first. Surfing before work? Walkable to coffee shops? Great schools? We’ll reverse-engineer your search from there.
Mistake #3
A pre-qualification letter is not a real pre-approval. Too often, buyers fall in love with a home and then scramble to get their financing in order. Meanwhile, someone more prepared swoops in and wins the deal.
➡️ Better move: A strong pre-approval shows sellers you’re serious, and can be the edge that gets your offer accepted, especially in multiple-offer situations.
